When an Odor Won't Go Away

Some smells hang on no matter how much you clean: years of cigarette smoke, long-time pets, heavy cooking, or a house that sat closed up all summer.

For odors like these, Pure Maintenance Austin offers a two-part Odor Treatment. It pairs our whole-home dry fog treatment with an ozone shock treatment, and it helps neutralize persistent odors that everyday cleaning and air fresheners only cover up.

It's a good fit for:

Part One: The Dry Fog

First, we run the patented Pure Maintenance VaPURE dry fog system. It fills the home with a very fine dry fog of a hydrogen peroxide and peracetic acid solution, then applies a surface protectant. The fog reaches every room, closet, crack and crevice, plus the HVAC ducts, without getting your things wet. On treated hard, non-porous surfaces it helps control odor-causing microbes and neutralizes odors.

Part Two: The Ozone Shock Treatment

Next, the ozone follows up on deep-set odors. Ozone is a gas that reacts with many odor-causing compounds. It is a strong odor tool, and it belongs only in an empty home, run by trained professionals. That is the only way we use it.

• The home is empty the whole time. No people or pets are inside the treated area while the ozone runs.
• It runs for up to 48 hours. Your team will go over the plan for your home during your phone consultation.
• We air the home out before you return. The team lets you know when it's time to come back.

How to Prepare

The usual prep checklist applies, plus a few extra steps for the ozone:

• Run your AC down to 68 degrees before we arrive. A cooler home has lower indoor humidity.
• Plan for everyone to be out for up to 48 hours, people and pets alike.
• Take out live plants and fish tanks, or ask your technician how to protect them.
• Remove or protect sensitive electronics. Your technician will point out which items matter.
• Open closets, drawers, cabinets and interior doors so the fog and the ozone can reach every space.

Fix the Source First

An odor treatment works best on odors that are left behind, not odors that are still being made. If something is still causing the smell, deal with it first:

• A plumbing or roof leak, or a damp spot that keeps coming back
• A litter box, pet accident spot or soaked carpet pad
• A dry drain trap letting in sewer gas
• A dirty AC coil or clogged drain line

Frequently Asked Questions

Is ozone safe to use in my home?

Ozone can irritate the lungs, which is why we only use it in an empty home. No people or pets are inside while it runs, and the team airs the home out before anyone comes back. It is very different from a plug-in ozone generator running in a room where people live, which we don't recommend.

How is this different from the regular dry fog treatment?

The dry fog treatment is done in one day, and the home airs out for 2 to 4 hours before you return the same day. The Odor Treatment adds the ozone step for deep-set odors, so the home stays empty for up to 48 hours.

Will the odor be completely gone?

We don't promise that. The Odor Treatment helps neutralize persistent odors, and most homes smell noticeably fresher. Results depend on how strong the odor is and whether its source has been fixed.

Do I need to do anything to my HVAC system?

Just run the AC down to 68 degrees before we arrive, and leave the thermostat alone once the team sets it. The HVAC ducts are part of the treatment.
