A Fresh Start for the Whole House

A house collects what its people, pets and weather carry in. We call that the bio-load: the tiny particles and microbes that settle in the air, on surfaces and inside the HVAC system. A mop reaches the floor, but not the top of the wardrobe, the back of a closet shelf or the inside of a supply duct.

The whole-home dry fog treatment from Pure Maintenance Austin is built to reach those places. With the patented Pure Maintenance VaPURE dry fog system, the team treats every room, surface, closet and the ductwork in one visit, without getting your things wet. The whole job, fog to air-out, happens in one day.

The Two Steps

Step 1: The dry fog. We fill the home with a very fine dry fog made from a hydrogen peroxide and peracetic acid solution. It moves through the air and into every crack and crevice, temporarily reducing airborne particulates as it settles. On treated hard, non-porous surfaces such as countertops, tile and door hardware, it helps control odor-causing microbes and neutralize odors. Then the solution breaks apart into water, oxygen and a trace of vinegar.

Step 2: The surface protectant. Once the first fog has done its work, the protectant goes out as a dry fog too. It leaves a thin, invisible layer on treated surfaces.

Stubborn odors? For heavy smoke, pet or other persistent odors, we also offer a separate Odor Treatment that follows the dry fog with an ozone shock treatment in an empty home.

Why a True Dry Fog Matters

Size is the whole story. A true dry fog has droplets under 10 microns. The VaPURE system makes droplets of about 7 microns, far smaller than the width of a human hair.

Droplets that small float instead of falling. They drift around corners, into gaps and behind things, and they touch surfaces without soaking them. Here is how that compares with other methods:

  • Wiping and spray bottles only reach what you can see and touch. They miss the air, the tops of cabinets, the backs of shelves and the inside of your ducts.
  • Backpack sprayers usually make droplets of 30 to 50 microns or more. Those drops are heavy, fall fast, and can leave things damp. They mostly land where the nozzle points.
  • Plug-in or can-style foggers treat one small area near the device. They don't build enough flow to push through a whole house.

We pair the dry fog with whole-home positive pressure. That means we gently push air into the house so the fog moves out into every space, not just the room where the machine sits. It works its way into closets, behind furniture, under beds, into light fixtures, and through the HVAC system and ductwork.

What It's Made Of, in Plain Words

The first step uses hydrogen peroxide and peracetic acid. Peracetic acid is a mix of hydrogen peroxide and acetic acid, which is the acid in vinegar. After it does its job, it breaks down into water, oxygen and a small amount of vinegar. That is why you may notice a light vinegar smell for a short time afterward. What Treatment Day Looks Like

  1. Cool the house. Before we arrive, run your AC down to 68 degrees to lower indoor humidity.
  2. Arrival and setup. The team confirms the plan with you, places equipment, sets up positive pressure and sets the HVAC the way the treatment needs.
  3. You head out. People and pets leave. Families usually run errands, go to work, or take the kids and the dog to a friend's house.
  4. Step 1, then Step 2. The team runs the dry fog, gives it time to work, then applies the surface protectant.
  5. Airing out. The team packs up, and the home stays empty for 2 to 4 hours to air out.
  6. Welcome home. They let you know when it's time to come back, the same day.

What This Treatment Is Not

The dry fog treatment is about a fresher-smelling home and cleaner hard surfaces. It is not a repair.

  • It does not fix leaks, roof problems, plumbing issues or poor drainage.
  • It does not replace wet or damaged drywall, flooring, carpet or insulation.
  • It is not a substitute for HVAC repairs or duct work.

We don't perform or collect lab testing. If you'd like your air tested, or you've had a leak or visible growth, start with an independent state-licensed professional. Once the source is fixed and repairs are done, our treatment can be a good next step for a fresh start.
