San Marcos is built around water. The San Marcos River rises from the springs of Spring Lake at the edge of the Texas State campus and runs cool and clear through the middle of town. It's one of the best parts of living here.

What Does the Treatment Do?
The whole-home treatment uses the patented Pure Maintenance VaPURE system in two steps. First, a very fine dry fog of a hydrogen peroxide and peracetic acid solution spreads through the home and the ductwork, helping reduce the bio-load and neutralize odors on hard, non-porous surfaces before it breaks down into water, oxygen and vinegar. Second comes a surface protectant, applied as a fog too.

Can You Work Around a Move-Out Date?
Yes. The consultation happens by phone, and we can time the treatment around a tenant's move-out. Our crew comes down from Austin on treatment day.
A team member calls you or your property manager, asks about the HVAC system and filter, and notes where smells or stuffiness are strongest. When is the best time to treat a rental?
After the old tenant moves out and the painting, repairs and carpet cleaning are done, but before the new tenant arrives. In a college town that window is often short in late summer, so book ahead.
Our home is near the river and feels damp. Will a treatment fix that?
No. Treatment doesn't fix moisture. Start by running the AC properly, adding a dehumidifier if needed and fixing any leaks. We don't perform or collect lab testing. If you'd like your air tested, or you've had a leak or visible growth, start with an independent state-licensed professional. Once the source is handled, a treatment can be a good fresh start.
Can you treat a single unit in a duplex?
Often, yes. On the call we'll ask how the units share walls, attic space and HVAC, and tell you what makes sense.
